How do I change my address?

 

For address changes, any type of written request is acceptable.  Date and signature is required.  Request must be made by property owner.  Mail address correction request to Armando Barrera Jr. Tax Assessor Collector PO Box 178, Edinburg, TX  78541 or fax to 956-318-2478.

 

How can I change ownership on my property?

 

For ownership correction, copy of legal document is required.  Document must be recorded at County Clerks Office.  Unrecorded document not acceptable.

 

Who can pay property taxes?

 

Anyone can pay property taxes.  However paying taxes does not make you the owner.  The property owner is person listed on the recorded legal document.

 

When are tax statements mailed out?

 

Tax statements are mailed out in October or soon thereafter.

 

What if I do not receive my statement by October or soon thereafter?

 

It is the taxpayers responsibility to contact the taxing entities (county, school or city) if you did not receive your tax statement.

 

When do taxes become delinquent?

 

Taxes become delinquent February 1st

 

How can I avoid paying penalty and interest and attorney’s fees?

 

Avoid paying penalty and interest by paying your taxes by January 31st.

Can I pay in installment payments?

 

If you qualify for disability or over 65 exemptions you can pay in 4 installment payments.  1st quarter by January 31st, 2nd quarter by March 31st, 3rd quarter by May 31st and 4th Quarter by July 31st.  No penalty and interest will be accrued unless you default your payments.

 

What is a Tax Ceiling?

 

A tax ceiling will freeze your county and school taxes if you qualify for over 65 or disability exemptions.  Tax ceiling does not freeze the drainage, community college, road districts and South Texas ISD taxes.

 

Can I transfer my tax ceiling to another property?

 

Yes, you can transfer your Homestead tax ceiling to another Homestead property.  Contact the Hidalgo County Appraisal District for more information.

 

What is a tax deferral?

 

An individual is entitled to defer collection of a tax, abate a suit to collect a delinquent tax, or abate a sale to foreclose a tax lien if the individual is 65 years of age or older or is disabled as defined by section 11.13(m); and the tax was imposed against property that the individual owns and occupies as a residence homestead.

 

Can I make partial payments?

 

You can make partial payments; however, if payment is not paid in full by January 31st remaining balance will accrue penalty and interest.

 

Does penalty and interest freeze if I am making partial payments?

 

Penalty and interest does not freeze if you are making partial payments.  Penalty and interest keeps accruing on unpaid balance if not paid by January 31st.

 

How can I lower my taxes?

 

You can lower your taxes by filing for homestead, over age 65, disability exemptions or filing for agriculture use.

 

How do I apply for exemptions?

 

You must file an application with Hidalgo County Appraisal District, PO Box 208, Edinburg, TX  78540 between January 1st and April 30th.  For more information contact Hidalgo County Appraisal District at 956-381-8466.

 

Do I receive a tax statement if my mortgage company pays my taxes?

 

Yes, a duplicate statement is mailed to property owner, if you do not receive your tax statement contact the Hidalgo County Tax Office at 956-318-2157.
